POSITION TITLE: Project Leasing Associate for Airbnb

WORK SETUP: Full Time, Onsite

WORK LOCATION: Arca South, Taguig City

SALARY: PHP 20,000–25,000

We are looking for a proactive and reliable Property and Project Officer to manage and support the leasing, marketing, and operations of residential for AirBnB. The ideal candidate will have strong experience in tenant acquisition, property marketing, contract drafting, and real estate compliance. This role will also provide day-to-day support to property owners, maintain tenant relations, and ensure optimal occupancy and maintenance of properties located in Pasay, Taguig, Alabang, and Makati.

The successful candidate must be knowledgeable in real estate regulations and taxation, experienced in managing long-term leases, and capable of producing accurate reports for property performance, occupancy, and maintenance issues.

KEY RESPONSIBILITIES:

• Manage both residential and commercial leasing of properties, ensuring high occupancy rates and minimal vacancy.
• Source and qualify tenants for long-term lease arrangements through active lead generation and referrals.
• Market properties effectively through social media platforms, digital listings, and networking to attract potential lessees.
• Draft and review lease contracts, conduct lessee due diligence, and assist in lease negotiations.
• Coordinate property viewings, inspections, and move-in/move-out processes with prospective and current tenants.
• Act as the primary liaison for tenant concerns, ensuring timely and professional resolution of maintenance or service issues.
• Prepare and submit regular reports on occupancy, rental income, maintenance updates, and other operational metrics to property owners.
• Monitor and ensure compliance with government regulations, including real estate taxes, local permits, and registration requirements.
• Assist in the coordination and oversight of property-related projects or improvements, liaising with contractors and service providers when necessary.
• Maintain detailed records of contracts, payments, and tenant profiles.

QUALIFICATIONS:

• Bachelor’s degree in Real Estate Management, Business Administration, Property Management, or a related field.
• Minimum of 1 year of experience in real estate leasing and property management, handling residential for AirBnB.
• Demonstrated ability to market and lease properties through social media, online platforms, and agent networks.
• Solid knowledge of long-term leasing processes, contract drafting, and tenant management.
• Familiarity with government regulations and compliance, especially relating to real estate taxes, permits, and property leasing.
• Experience managing properties in Pasay, Taguig, Alabang, and Makati is an advantage.
• Excellent communication and negotiation skills.
• Organized, detail-oriented, and able to work independently.
• Proficient in Microsoft Office and property management software/tools.
• Must be willing to work onsite near Arca South, Taguig City and travel to various property locations as needed.
