KEY RESPONSIBILITY:

Responsible for managing and optimizing leasing operations by attracting and retaining tenants, negotiating lease agreements as well as establishing and driving marketing efforts for leasable spaces across mall branches.


DUTIES & RESPONSIBILITIES

I.  Tenant Acquisition and Retention

-          Identify and source potential tenants and businesses suitable for the mall’s retail and commercial spaces.

-          Develop and implement marketing strategies to attract new tenants.

-          Conduct site tours for prospective tenants and present available retail spaces.

II. Lease Negotiation and Management

-          Ensures the effective implementation of all building and tenant-related policies, guidelines, systems and procedures pertaining to operations/ constructions.

-          Negotiate lease terms and agreements aligned with the mall’s leasing policies/ procedures and revenue goals.

-          Prepare and execute lease contracts in accordance with all compliance, legal and company standards.

-          Monitor and manage lease renewals, terminations, amendments and any related tenant concerns.

III. Market Analysis and Research

-          Conduct market research to stay informed about industry trends, competitor activities, and market conditions.

-          Analyze tenant performance and occupancy rates to identify opportunities for improvement and expansion.

IV. Tenant Management

-          Maintains professional relationship with tenant, and with the communities and institutions within the vicinity of the mall.

-          Provides responsive approach towards assisting and resolving Tenants concern and customer complaints in accordance with existing guidelines, process and procedure of the mall.

-          Provides tenants with all necessary advice (marketing strategies, employee management, store design and display) to assist them to meet their sales goals.

-          Collaborate with Head Office and Mall management team to ensure tenant satisfaction and a high level of service delivery.

V. Reporting and Documentation

-          Maintain accurate records of leasing activities, tenant information, and contract details.

-          Prepare regular reports on occupancy rates, leasing status, and market trends for management review.

-          Assist in setting-up and maintaining the tenant’s database in monitoring tenants lease accounts.

-          Compilation of necessary documents needed to be used as attachment to the billing statements.

VI. Lease-Marketing

-          Develop and implement strategies to maximize space utilization and increase mall occupancy.

-          Work with other departments to plan and organize promotional activities that attract tenants and shoppers.
